Whenever a principal structure is constructed, reconstructed or structurally altered by one or more additions, the total of which increases the floor area by more than 10%, the residential development shall have a minimum of four trees per lot or a ratio of one tree per 5,000 square feet of lot size per lot, whichever is greater.
