§ 158.05  BUILDING PERMIT.
   No moving, building or other construction related permit shall be issued for work on any property which has not been platted, as defined at § 158.01 of this chapter, with the following exceptions:
   (A)   For maintenance, improvement, repairs and/or remodeling of an existing house or other building, so long as such work does not cause or result in an increase in the size of the house or other building;
   (B)   For repairs, maintenance, improvement and replacement of roofs and siding;
   (C)   To move in or to build a fully enclosed storage building with no more than 300 square feet of enclosed floor space area to be used in conjunction with and accessory to an existing house or other building situated on the same property;
   (D)   To build a fully enclosed addition to an existing house or other building, which addition constitutes not more than 25% of the existing floor space living area of the house or existing floor space area of the other building or 500 square feet, whichever is larger;
   (E)   To build an addition to an existing garage or carport used in conjunction with and accessory to an existing house situated on the same property, so long as the garage or carport as finished is not more than 1,000 square feet;
   (F)   To build an attached or unattached garage or carport consisting of not more than 1,000 square feet floor space area to be used in conjunction with and accessory to an existing house on the same property;
   (G)   To do electrical, plumbing or mechanical work on an existing house or building; and
   (H)   To build a fence.
