(A) All utility facilities, including, but not limited to, electric power and telephone shall be located throughout the subdivision on easements centered on rear lot lines and shall be subsurface wherever practical. Such easements shall be at least ten feet wide. Proper coordination shall be established between the subdivider and the applicable utility companies and the city for the establishment of utility easements established in adjoining properties.
(B) Where topographical or other conditions are such as to make impractical the inclusion of utilities within the rear lot lines, perpetual unobstructed easements at least ten feet in width shall be provided along side lot lines with satisfactory access to the road or rear lot lines. Easements shall be indicated on the plat.
(C) Water and sewer utilities shall be located in the street right-of-way.
