(A) A demolition or movement permit shall be required before a structure that is 120 square feet or greater in area or a structure that has water, sewer, gas, or electric utilities is to be completely demolished or moved.
(B) The Town Utility Street and Sewer Superintendent and the Zoning Administrator shall jointly authorize, approve and issue demolition or movement permits within the town.
(C) Prior to the issuance of a demolition or movement permit, any lot being used in combination with an adjacent lot shall first complete the Administrative Subdivision process, as set forth in Chapter 151, if the demolition or movement of any structure causes the loss of legal conforming or legal non-conforming status of any lot.
(D) An administrative fee shall be charged for a demolition or movement permit as specified in the town fee schedule.
(E) A utility inspection and disconnection fee shall be charged when the demolition requires disconnection and/or inspection of town utilities in accordance with § 51.97(B)(2).
(F) A bond may be required by the Town Street and Sewer Superintendent in an amount that will sufficiently protect the town in the event that it is determined by the Town Utility and Street Superintendent that any demolition or movement of a structure could cause damage to the town, any person, corporation, street, bridge or facilities.
