The purpose and intent of this ordinance is:
A. To promote the health, safety, and general welfare of residents of the Town of Clarkston, to provide for the orderly division of land and growth within the incorporated area of Clarkston, Utah and maintain the type of community envisioned in the General Plan.
B. To assure that a proper survey of the properties is made to avoid land discrepancies.
C. To assure that each lot meets the zoning requirements.
D. To assure that each lot is adequately provided with proper street frontage and access, utility easements, culinary water, sanitary sewer, fire protection, drainage, etc., to the standards of The Town of Clarkston.
E. To ensure that the subdivider(s) bear all costs of improving and providing land for streets and easements, and for extending culinary, sanitary sewer, storm drains where applicable to the subdivision site.
F. To assure that the development, including on-site and off-site improvements, does not impact any wetlands or encroach upon flood plains.
G. To restrict development on land which is unsuitable because of poor drainage, or severe septic tank limitations. (Ord. 22-06, 8-16-2022)
