The purpose of this District is to create a well-planned comprehensive setting for large scale community service uses such as government operations and service facilities, middle, high, technical and post-secondary schools, larger places of assembly, health care related services and other similar institutional uses. This district includes flexible design standards to ensure creativity in design while protecting and enhancing the adjacent neighborhoods. Due to the unique nature of this District, campus like setting of some of the uses and the intensity of some of the utility uses, a site plan will be required to ensure proper layout and integration of uses to the surrounding areas to determine location, setbacks, densities and height of building as well as parking layouts. Therefore, a Site Plan Design review is required in accordance with Section 1113.08 of this Ordinance. (Ord. 02-13-2023. Passed 2-21-23.)
