1305.08 DEFINITIONS.
   In addition to the definitions set forth in the OBOA Code the following terms as used in this Code are defined as follows:
(a)   “Accessory structure” means a subordinate secondary structure, the use of which is incidental to that of the principal or main building and which is located on the same lot as the principal or main building. Accessory structures shall include, but not be limited to accessory buildings, detached garages, swimming pools, TV and radio antenna towers, or masts and satellite receiving devices.
(b)   “Agricultural Building” means a building or structure incidental to agricultural purposes and erected on land used for agricultural purposes. Agricultural purposes include agriculture, farming, dairying, pasturage, apiculture, horticulture, floriculture, viticulture, ornamental horticulture, olericulture, pomiculture, and animal and poultry husbandry.
(c)   “Hot Water” means water at a temperature of not less than 110 degrees Fahrenheit.
(d)   “Industrialized Unit” means a prefabricated unit of which the design engineering has been approved and the manufacturing process inspected by the Ohio Division of Factories and Buildings.
(e)   “Ordinary Repairs” means such as are necessary to make good the usual wear and tear or natural and unavoidable decay and to keep the property in good condition. Ordinary repairs do not include replacement of structural, load bearing members, additions and/or alterations of electrical systems, HVAC systems and plumbing systems.
(f)   “Party Wall” means a fire wall on an interior lot line used or adapted for joint service between two buildings.
(g)   “Prefabricated” means manufactured before arrival at the building site.
