(A) All lots shall abut on a street or a place.
(B) Side lot lines shall be at right angles or radial to street lines, except when, in the opinion of the City Plat Committee, other treatment is justified.
(C) Double frontage lots should not be platted, except that, where desired along arterial streets, lots may face on an interior street and back on such thoroughfares. In that event, a planting strip for a screen, at least ten feet in width shall be provided along the back of each lot.
(D) Wherever possible, unit shopping centers, based upon sound development standards, should be designed in contrast to the platting of lots for individual commercial use.
(E) Corner residential lots shall be wider than normal in order to permit appropriate setbacks from abutting streets.
(F) Any lot that is served by a public or private water system; and/or any lot that is served by a public or private sewer utility system, the following shall prevail:
Lot area | Minimum of 7,000 square feet |
Lot width | Minimum of 70 feet |
(G) Any lot that is served by a septic tank and well, the following shall prevail:
Lot area | Minimum of 30,000 feet |
Lot width | Minimum of 100 feet |
(H) The depth-to-width ratio of the area shall not exceed three to one.
(I) Required setback lines shall be measured from the street centerline, and shall conform to the minimum setback requirements as provided in these regulations.
(J) The total land area within the boundary of a plat shall be an official part of the plat and accounted for as either lots, tracts, easements, dedicated public areas or dedicated right-of-way.
