1139.03 USE REGULATIONS.
   (a)   Uses Permitted By Right. Uses listed in Schedule 1139.03 denoted by the letter "P" are principal uses permitted by right in a zoning district.
   (b)   Uses Permitted by Right with Supplementary Regulations. Uses listed in Schedule 1139.03 denoted with a "P*" are principal uses permitted by right. The use shall comply with the regulations in Chapter 1145 (Conditional Use and P* Use Regulations). The P* uses are also subject to the regulations in Chapter 1145, all other requirements of this Planning and Zoning Code and other applicable City Ordinances. If it does not comply with the regulations in Chapter 1145, the use shall be classified as a conditional use and subject to Chapter 1117 (Conditional Use Certificates). The P* uses require development standards that are unique to the specific use and not common to other permitted uses in the zoning district.
   (c)   Conditional Uses. A use listed in Schedule 1139.03 denoted by the letter "C" shall be allowed as a conditional use in the zoning district The Planning Commission shall determine that the use complies with the requirements of Chapter 1145 (Conditional Use and P* Use Regulations) and Chapter 1117 (Conditional Use Certificates).
   (d)   Accessory Uses. A use that is incidental and subordinate to a use listed in Schedule 1139.03 shall be allowed as an accessory use provided that the accessory use meets the requirements of the Code and all other City regulations met. An accessory use includes the uses listed below.
      (1)   An accessory building or structure and fence or wall that complies with Section 1139.19 (Accessory Use Regulations).
      (2)   Off-street parking area.
      (3)   Signs.

Notes to Schedule 1139.03:
1    Animal boarding with no outside facility may be accessory to a permitted animal hospital or clinic
2    Motor vehicle sales establishment may have motor vehicle body shop accessory to the principal use of sales.
3    Only a dwelling unit that existed on the initial effective date of the Code shall be permitted. A new dwelling unit is prohibited.
4    Permitted only in those single-family detached dwellings that existed on the initial effective date of the Code.
5     Further regulated by Chapter 1155 (General Use Regulations).
