A site of ten acres or more is required for a PRD.
(a) The application for PRD development shall be filed by the owner or owners of the land or by a person with a vested interest in the land comprising the PRD.
(b) The City Council may vary the ten acre minimum area requirement pursuant to Section 1137.15 (Waiver/variances) when it finds that either:
(1) The smaller land area has unique features that cannot be preserved if the parcel is developed applying the standard requirements for a major residential development; or,
(2) Adjacent land to create a parcel of at least ten acres or restrictions on the abutting property, reasonably prevent the developer from acquiring the additional land necessary to satisfy the minimum area required.
(c) A single-family detached dwelling; a single-family detached cluster dwelling and a single-family attached dwelling with six units or less are permitted in a Planned Unit Development District . Each use in the PRD shall be identified on the concept development plan and approved.
