(a) The following grounds for approval of a Planned Residential District (PRD) project shall be considered.
(b) The PRD design shall include features and enticements to the development not available in a major residential development with standard development requirements. A project design which may be constructed under standard development requirements is not likely to be approved as a PRD.
(c) A proposed PRD which is not approved may be resubmitted for consideration under the standard development requirements.
