1131.09 OUTDOOR STORAGE REGULATIONS.
   (a)   The outdoor storage of vehicles and equipment is a conditional use associated with a permitted use and shall comply with the following:
      (1)   The stored vehicles or equipment shall be necessary to and customarily associated with the principal use of the premises.
      (2)   All stored vehicles shall be operable and have a current registration. Equipment shall be operable.
      (3)   Vehicles and equipment shall be stored within a solid wall or fence, with solid gates and shall be screened in compliance with the requirements of Chapter 1159 (Landscaping and Land Use Buffers) and Section 1131.07(b) (Fences and Walls.
      (4)   Equipment and vehicles shall be accessible to fire-fighting equipment at all times.
      (5)   Outdoor storage of vehicles and equipment shall be limited to a rear yard (area behind the principal building) and shall not be visible from the public street. The fenced storage area shall be setback from a street or property line according to the requirements in Schedule 1131.05 (Lot Standards) for parking lots.
      (6)   Any area proposed for outdoor storage of vehicles and equipment shall be shown in an application for a Conditional Use Certificate and as part of a development plan.
