1113.21 CONCEPT P LAN SUBMITTAL.
    (a)   Scope. A Concept Plan submittal shall depict the overall, general design of the entire project; and include all contiguous land under the ownership or control of the applicant to formulate a plan for future development of the contiguous lands.
   (b)   Purpose. A concept submittal affords an opportunity for City officials to evaluate the general design of the project for compliance with Municipal requirements and the impact of the project on the community pursuant to Section 1111.103 (Criteria for Concept Plan); and provides the applicant with an opportunity to seek the advice, suggestions and recommendations of the reviewing authorities and approving authority before proceeding with a more detailed project design plan.
        (c)   Submittal Contents. A Concept Plan submittal shall include:
      Site Development Permit Application.
      Payment of submittal fees and plan review deposits.
      Copy of the recorded deed or title policy listing the record title owner.
      Plan Title Sheet.
      Artist's rendering of proposed building or proposed exterior alteration design(s).
      Land Use Plan.
Yield Plan (required for a subdivision, condominium or PRD development)
Justification of project, see Section 1137.11 (required for PRD development)
Proposed development schedule.
List of the names and mailing addresses of all owners of land within 200 feet of the property boundary of the parcel(s) upon which the development is proposed.
Such other plans and documents as are necessary, in the opinion of the Community Development Administrator, to fully evaluate the submittal and proposed work for compliance with the Municipal ordinances, standards and specifications
