§ 151.57 AMENDMENT TO THE 2021 INTERNATIONAL RESIDENTIAL CODE.
   1.   Drain tile shall be installed around the outside of the foundation adjacent to the footing, connected to the sump pump pit, which shall discharge into an approved drainage facility to a point a min of 5 feet away from the structure. With approval of the Building Official the drain may be day-lighted based on grade.
   2.   In no case shall footing drains and or sump pumps be connected to sanitary or septic systems.
   3.   The bottom of footing shall be placed not less than three feet six below finished grade, except where placed on verified solid bedrock. Minimum size footing shall be 20" x 10" with standard 1 ½" by 1 ½" keyway, or as approved by the Building Official.
   4.   Foundation Wall thickness, Eight inches for walls under 30 feet in length, longer length shall have additional support to resist lateral loads or increase thickness to a minimum of ten inches. Provide a minimum of 12 inches for a trenched foundation plus 2 inches of insulation board.
   5.   A foundation wall is required under all stoops and or landings supporting a roof.
   6.   Piers that carry a roof load shall be a minimum of 16 inches in diameter, or designed by a structure engineer, shall extend a minimum of 3 foot 6 inches below grade. If installed into over dig proceed to original depth of footing.
   7.   Wood foundations below grade are prohibited.
   8.   Foundations shall be backfilled with clean material. No debris allowed in backfill.
   9.   All columns supporting beams must bear centrally on a minimum 36" x 36" x 12" deep concrete pier footing. Rivet, weld, or bolt top of steel column to steel beams (lag screw to wood beams) and anchor bottom of steel columns to pier by bolting or embed in concrete slab.
   10.   IRC R 407.3 Structural Requirements: Delete
      Exception: To read: all columns in seismic design categories A, B, C shall provide bottom end lateral displacement requirements.
   11.   All Structures and accessory structures shall be required to provide minimum of a four-inch-thick concrete slab. Floor slabs shall have a minimum four-inch compacted stone base. No pea gravel allowed.
   12.   Concrete floors shall have a minimum of 6 mil vapor barrier and provide a 12-inch overlap.
   13.   Concrete shall be placed only on clean compacted fill (compacted to 95% Proctor density) stone fill or virgin clay free from any vegetation, debris or organic soils.
   14.   All new residential homes (Constructed under the IRC or IBC) shall be constructed with full basements. Exceptions: high water table, room addition, restoration due to fire or other needs to rebuild the home. If unique circumstances or particular design makes basements infeasible or impractical, the design may be approved by the Village Board upon recommendation by the Planning & Zoning Commission.
   15.   All new detached structures greater than 600 square feet requires a full foundation. Less than 600 square feet requires a minimum 18 inch (12 inches below and 6 inches above grade) by 12 inches wide footing. A minimum four-inch slab included in the 18 tall footing.
   16.   An attached garage shall be completely separated from the residence and its attic by a minimum 5/8 X drywall.
   17.   The common wall and entry between the house and attached garage shall be protected by a 6-inch gas curb.
   18.   All Garages and accessory structures shall have an air barrier installed prior to siding.
   19.   Fire blocking compounds shall have a flame spread rating no greater that 50 and comply with ASTM E-84. Non- combustible mineral wool or rock wool is acceptable, but in no case shall fiberglass or drywall compound be used as a fire or draft stop.
   20.   All spaces between a chimney and floors or ceiling through which the chimney passes shall be fire blocked with non-combustible material and installed as per the Building Official.
   21.   A mansard roof shall be fire blocked at the corner to prevent fire from engulfing to perimeter of the building sheathing, plus access inspection panels shall be provided.
   22.   All manufactured fireplace box shaft walls shall be covered with 5/8 X type drywall and fire taped. Walls surrounding manufactured fire boxes shall be provided with insulation with an R-value equal to the exterior wall insulation and fire blocked per manufacturer's specifications.
   23.   Residential multi-family buildings shall have installed a two-hour U.L. rated fire barrier.
   24.   Gutters and downspouts must be provided on all buildings. All exterior doors shall be protected from roof runoff by a continuous gutter.
   25.   All decks, enclosed or otherwise, after removal of organic vegetation, shall have installed a minimum of two-inch stone base over 6 mil poly vapor barrier or as approved by the Building Official. (Exception) the entire space under the deck is accessible at a minimum height of 42 inches.
   26.   All residential driveways that are concrete and garage floors shall be of a 4500 psi concrete mix.
   27.   Brick flashings shall be a minimum of 20 mil thickness.
   28.   All load bearing wood framed walls shall be provided with double top plates.
   29.   Safety glazing shall be installed when adjacent to window seats, ledges, seat boards and all similar installations.
   30.   Concrete patios shall be anchored appropriately to the building foundation.
   31.   When I-Joists or Web trusses are installed over a basement and/or crawl space, the entire ceiling shall be covered with ½ inch drywall or approved alternate method.

      (H)   Appendix K: Sound Transmission.
   34.   R-313 Automatic Fire Suppression Systems: Delete Section
      Exception: Single Family Homes 5000 Square Feet or Larger.
   35.   R-314 Smoke Alarms: Amend R-314.3 Location to Include #6 Heat Detector in attached garage interconnected to smoke and CO2 Alarms within 5 feet of service entrance door to home.
