(A) A certain document, three copies of which are on file in the Office of the Village Clerk being marked and designated as “The 2021 International Building Code”, as published by International Code Council, and as heretofore or hereafter amended, be and is hereby adopted as the Building Code of the Village of Channahon in the State of Illinois; for the control of buildings and structures as herein provided; and each and all of the regulations, provisions, penalties, conditions and terms of said International Building Code, are hereby referred to, adopted, and made a part hereof as if fully set out in this chapter, with the additions, insertions, deletions and changes, if any, prescribed in division (C) of this section. In the event of a conflict between the 2021 International Building Code, as heretofore or hereafter amended, and any ordinance of the village, including but not limited to any additions, insertions, deletions and changes prescribed in division (C) of this section, the ordinance shall prevail and be given effect.
(B) Sections 151.002 through 151.046 of the Village of Channahon Code, prior to the seventh supplement, entitled “Building Code Ordinance of the Village of Channahon,” and all other ordinances or parts of ordinances in conflict herewith are hereby repealed.
(C) The following sections are hereby revised as follows:
(1) Section 101.1 the Village of Channahon.
(2) Section 109.6 Refunds: Delete in its entirety and insert the following in lieu thereof: Upon withdrawal of an application for a building permit a portion of the permit fee will be refunded, provided that no work has commenced. The village shall retain 50% of the permit fee to cover any and all administrative costs associated with the issuance and/or termination of the original permit. A request for refund must be filed by the applicant within sixty (60) days of the original application for a building permit. No refunds shall be allowed after said sixty (60) day period.
(3) Section 114.4 Violation Penalties: Delete in its entirety.
(4) Section 115.3 Unlawful Continuance: Delete in its entirety.
(5) Chapter 29 (PLUMBING SYSTEMS): Delete in its entirety and insert in lieu thereof: Chapter 29 (PLUMBING SYSTEMS): Section 2901.1 (PLUMBING SYSTEMS) SCOPE: The design and installation of plumbing systems, including sanitary and storm drainage, sanitary facilities, water supplies and storm water and sewage disposal in buildings, shall comply with the requirements of the Illinois State Plumbing Code.
(6) Delete the term “Fire Code Official” wherever it appears in the 2021 International Building Code and replace with “Building Code Official.”
(7) Section 113 BOARD OF APPEALS: Delete in its entirety.
(8) Section 101.1 to read: These regulations shall be known as the Building Code of Village of Channahon, hereafter referred to as “this code”.
To read: Appendices A, B, C, D, F, G, H, J, and K are specifically adopted by the Village of Channahon and shall apply.

To read: 107.1 General Delete entirely and shall read: All two-family residences, multi-family, condominiums, town homes, apartments, commercial and industrial documents shall be signed and sealed by a registered design professional and as required by the Chief Building Official.
IBC108 Temporary Structures
Add: 108.1 General
Temporary Structures shall be limited to one hundred eighty (180) consecutive days per year from date of issuance. Increments less than one hundred eighty (180) days shall not be permitted to be accrued toward the one hundred eighty (180) day period; following that period the temporary structures shall be removed from site.
