In addition to the zoning districts listed and their associated regulations set forth in this chapter, additional regulations and requirements are imposed through Overlay Zoning Districts of the village in which the village desires to protect life and property from losses, hazards and related affects cause by the occupancy and use of flood hazard areas by buildings, structures, or activities, which may increase the effects of flooding. The Overlay Zoning Districts are also established to facilitate growth and development of specific geographical areas within the Village of Channahon. If the regulations and restrictions for the Overlay Zoning Districts set forth in this chapter impose greater standards or more restrictive requirements than are required in any other chapter or section of this chapter, or other local, state or federal regulation, the regulations or requirements made under this chapter shall supersede and govern. To fully carry out the purpose and intent of this chapter, the following Overlay Zoning Districts are established:
(A) Channahon Proper Overlay Zoning District.
