12-2-9: SUITABILITY OF LAND:
Land in the channel of a watercourse or drainageway and those portions in the flood hazard district area, as shown on the city adopted flood hazard area map, and any land deemed by the planning commission to be topographically unsuitable for residential use shall not be platted for residential occupancy, nor shall such land be platted for any other use which may continue such conditions or increase danger to health, safety, life, or property, unless steps approved by the planning commission and in accordance with this title and other city ordinances are taken to diminish the above mentioned hazards to a level deemed acceptable by the planning commission.
