12-4-2: CONTENTS:
The preliminary plat shall show:
   A.   The location of all existing property lines and section lines, streets, buildings, easements, watercourses, and other existing features within the area to be subdivided and similar information regarding land immediately adjacent thereto sufficient to show a true picture.
   B.   The preliminary plat shall be drawn to a scale of not less than one inch to one hundred feet (1" = 100') for lots of less than one-half (1/2) acre and not less than one inch to two hundred feet (1" = 200') for lots of one-half (1/2) acre or more.
   C.   The proposed location and width of streets, street rights of way, alleys, lots, building lines, and easements. Utility easement locations and widths shown shall be those approved in writing by the utility companies. No preliminary plat shall be approved without such written statements.
   D.   The title under which the proposed subdivision is to be recorded, the names and addresses of the registered professional engineer, the registered land surveyor, and the subdivider platting the tract. The title block shall include the words "Preliminary Plat" and shall be shown on each sheet.
   E.   A location map and the legal description of the property included in the proposed subdivision.
   F.   The north point, scale and date. The scale shall be shown both graphically and numerically.
   G.   If a subdivision is to be developed in more than one phase, the preliminary plat shall show the area to be developed in each phase, as well as the order in which the phases are to be developed. If the final plat for any phase is not filed for approval within two (2) years from the date that the preliminary plat was approved by the village, the subdivider shall resubmit the preliminary plat with the village clerk for reconsideration.
