11-6-1: NONCONFORMING USE OF BUILDING:
   A.   Continuance Of Use: Except as otherwise provided in this title, a nonconforming use of a building, or a portion thereof, may be continued even though such use does not conform with the provisions of this title.
   B.   Change Of Use:
      1.   If no structural alterations are made, a nonconforming use of a building may be changed to another nonconforming use of the same or more restricted classification, provided the off street parking requirements applicable to the new use are met.
      2.   Whenever a nonconforming use is changed to a more restricted use or to a conforming use, it shall not thereafter be changed to a less restricted use.
   C.   Extension Or Enlargement Of Use: The nonconforming use of a building may be extended throughout those parts thereof which were manifestly arranged or designed therefor prior to the effective date hereof, but no nonconforming use shall be extended or enlarged where enlargement of the building is required therefor.
   D.   Damaged Structures:
      1.   A nonconforming building which has been damaged by fire, explosion, act of God or the public enemy to the extent of more than sixty percent (60%) of its reproduction value at the time of damage shall not be restored except in conformity with the regulations of the district in which it is located.
      2.   When damaged by less than sixty percent (60%) of its reproduction value, a nonconforming building may be repaired or reconstructed and used as before the time of damage, provided such repairs or reconstruction are completed within one year of the date of such damage.
   E.   Discontinuance Of Use: Whenever a nonconforming use of a building or portion thereof is discontinued for a continuous period of one year, any future use of such building or portion thereof shall be in conformity with the regulations of the district in which such building is located.
