(A) For the purpose of this section, the following definition shall apply unless the context clearly indicates or requires a different meaning.
GROUP HOUSE. A building designed for or occupied by three or more families exclusively for dwelling purposes, not exceeding two and one-half stories in height.
(B) A group house is permitted only in the districts designated below, on any lot with a minimum area and a minimum width as follows:

(C) Yard sizes for group houses shall be as follows:
(1) Front yard: 20% of the average depth of lots in the block;
(2) Side yard: the sum of the side yards shall equal not less than 20% of the lot width with a minimum width of five feet for either side yard; and
(3) Rear yard: 15% of the depth of the lot, with a minimum depth of 15 feet.
(D) The ground floor area for a group house shall be a minimum of 500 square feet for each first floor family.
(E) The lot coverage for a group house shall be 50% maximum on corner lots and 40% maximum on interior lots.
(F) Uses permitted for accessory buildings for a group house shall be a private garage or storage exclusive of industrial or commercial use.
