(a) The intent of the PD regulations is to provide a means for applying comprehensive and flexible planning and design techniques on properties substantially sized to accommodate such a plan. PD proposals shall not be applied to small areas as a means of bypassing traditional district regulations.
(b) The applicant shall have the burden of demonstrating that the proposed development, development size, and overall approach is reflective of the purpose for PDs, established above, and the review considerations incorporated into this chapter. Furthermore, the applicant shall demonstrate how the proposed development will help implement plans and policies adopted by Village Council. (Ord. 2023-16. Passed 6-5-23.)
