Pursuant to the authority conferred by G.S. Chapter 160A, and for the purposes of lessening congestion in the streets; to secure safety from fire, panic, and other dangers; to promote health and the general welfare; to provide adequate light and air; to prevent the overcrowding of land; to avoid undue concentration of population; and to facilitate the adequate provisions of transportation, water, sewerage, schools, parks, and other public requirements, to control development/redevelopment taking into account design parameters of the town sewer system, ensuring that sewer system design capacity is not exceeded, to preserve and protect the environment, and to maintain the unique residential character of the town, in accordance with the town’s CAMA Land Use Plan and Strategic Plan, the Town Board of Commissioners does ordain and enact into law the following subchapters and sections.
