9-3-2: CONTINUING EXISTING USE AND EFFECTIVE DATE:
   A.   A mobile home or mobile home park lawfully existing at the time of the enactment of this chapter may be continued, except as otherwise provided by this chapter. Nothing in this chapter shall be construed as to prevent the strengthening or the restoring to a safe condition of any part of a mobile home, or structure declared unsafe by the Fire Chief, unless it is damaged or deteriorated more than fifty percent (50%) of its fair market value, as determined by the City Council.
   B.   The owner of a mobile home lawfully existing at the time of the enactment of this chapter shall not be required to comply with the general requirements of this chapter provided, however, that if said lawfully existing mobile home is moved, replaced or significantly modified subsequent to the enactment of this chapter it shall then be subject to the general requirements of this chapter. A significant modification shall be construed as one resulting in a fifty percent (50%) or greater effect upon the value of said mobile home.
   C.   An existing mobile home park devoted to a non-conforming use may be continued. When all buildings are removed from the non- conforming mobile home park such non-conforming use shall cease. (Ord. 1522, 2-21-2017)
