7-4-4: REQUIREMENTS AND RESPONSIBILITIES:
   A.   Payment Of Rents And Fees: All rents and fees shall be paid promptly.
   B.   Liability Insurance:
      1.   Such person must indemnify and save harmless the city, its agents and employees against all loss to persons and/or property resulting from the operations of such person from the activities permitted in this chapter. Such person shall also carry at all times insurance in the following minimum amounts:
 
Airport liability
$100,000.00 per person
300,000.00 per occurrence
Workers' compensation
  Full coverage on all part or full time
  employees employed by such person
Product liability
100,000.00 - $300,000.00
Liability - contractual
100,000.00 - 300,000.00
Hangar keeper liability
50,000.00 - 50,000.00
Passenger seat liability
100,000.00

      2.   The city shall be named coinsured in all such insurance policies except workers' compensation insurance. Such person shall furnish the city certificates of such insurance and notify the city at least thirty (30) days prior to the cancellation or termination of any such insurance coverage.    C.   Utility Charges: Such person shall promptly pay all utility charges.
   D.   Maintain Interior Of Building: Such person shall maintain the interior of any building or part of any building leased from the city and occupied by him, except replacement of heating and air conditioning.
   E.   Sublet Or Sublease: Such person shall not sublet or sublease any such lease or assign any such contract without first obtaining written consent from the city.
   F.   Maintain Records: Such person shall maintain adequate accounting, employee and flight records and any other data requested, which shall be open for inspection by the city at all times. Such person shall furnish the city with an annual balance sheet and profit and loss statement prepared by a certified public accountant.
   G.   Right Of Entry: The city reserves the right, at any time, to enter in or upon any premises leased pursuant to the terms of this chapter.
   H.   Noncompliance Grounds For Termination Of Contract: Failure on the part of any such person to comply fully with the terms of this chapter shall constitute grounds for cancellation and termination of any contract negotiated pursuant to this chapter; provided, that prior thereto, the city shall give at least sixty (60) days' prior written notice of such termination.
   I.   Insolvency Or Bankruptcy: The insolvency or bankruptcy of any such person shall automatically terminate any contract between such person and the city, without notice.
   J.   Restriction On Additional Business Operation: No such person shall engage in the operation of any similar business or engage in any other business which shall interfere with his operation at the Carmi municipal airport.
   K.   Alcoholic Beverages Prohibited: Such person shall not engage in the sale of alcoholic beverages. (Ord. 929, 1-3-1977)
   L.   Discrimination Prohibited: Such person shall agree not to discriminate or permit discrimination against any person or group of persons on the grounds of race, color, national origin, gender, religion, age or disability. (Ord. 929, 1-3-1977; amd. 2006 Code)
