(a) Within an S-1 Suburban Office District, no building, structure or premises shall be used, arranged to be used, or designed to be used except for one or more of the following uses.
(b) All uses must be approved by the Planning Commission.
(c) The Planning Commission may issue conditional zoning certificates for uses listed herein subject to the general requirements of Chapter 1145 and to the specific requirements of Section 1145.04.
(1) Public buildings.
(2) Residential uses.
(3) Churches and other buildings for the purpose of religious worship.
(4) Administrative or executive offices.
(5) Professional offices.
(6) Financial institutions.
(7) Accessory uses clearly incidental to the uses permitted on the same premise.
(8) Signs as permitted and regulated by Chapter 1181.
(9) Funeral homes and mortuaries.
(10) Parking lots, accessory to uses permitted in adjacent zoning districts, subject to Chapter 1183.
(11) Institutions for medical care being defined as hospitals, clinics, convalescent homes or nursing homes.
(12) Institutions for education.
(13) Extensive recreational facilities.
(14) Planned office complex.
(15) Drive-in banking facilities.
(16) Retail and service businesses.
(17) Food service.
