§ 155.161 DEVELOPMENT STANDARDS.
   (A)   Lot size. Lot area shall be a minimum of 5,000 square feet.
   (B)   Tiny home size. The maximum habitable floor area, including and basement and/or loft, shall be 400 square feet.
   (C)   Yards and unit spacing.
      (1)   A front yard shall be a minimum of 15 feet.
      (2)   A rear yard shall be a minimum of ten feet.
      (3)   A side yard shall be a minimum of ten feet, except that a street side yard for a corner lot shall be a minimum of ten feet.
      (4)   Minimum distance between the tiny homes shall be 20 feet, as measured between the closest points of the foundations.
   (D)   Building height. The maximum building height, as defined by this subchapter, shall be 14 feet.
   (E)   Accessory structures.
      (1)   Accessory structures such as decks, covered patios and carports attached to or freestanding but abutting a tiny home shall be no closer than ten feet to another tiny home and shall meet the minimum yard required for the tiny home.
      (2)   Accessory structures that are detached from a tiny home shall meet the minimum yard requirement for the tiny home. No detached accessory structure shall exceed 264 square feet, except a communal recreation building for onsite residents.
   (F)   Off-street parking. Spaces equal to a minimum of one-half times the number of tiny homes shall be provided adjacent to structures. Such spaces may be surfaced with asphalt, concrete, permeable pavement/pavers, or compacted gravel, as shall be the related service driveway(s), provided that for any compacted gravel driveway that part of it closest to and joining the street shall not be asphalt or concrete for a minimum distance of 40 feet to mitigate tracking of gravel and mud on to the street.
   (G)   All site improvements, including streets, must comply with all applicable subdivision regulations.
   (H)   Any trash dumpster provided for use by all residents, in lieu of individual trash cans or roll carts shall be screened from view from any street, sidewalk, or neighboring property.
   (I)   Recreation area. An outdoor recreation area shall be required in each tiny home village. The recreation area shall be a minimum 5% of the lot area and shall have a minimum of one-and-one-half-inch caliper shade tree per 350 square feet of outdoor recreation area. The recreation area shall be accessible to all tiny home residents and shall be of slope and configuration as to be practicable for the intended purpose. The recreation area shall contain active and/or passive recreation improvements, which may include but is not limited to grass, trees, shrubs, picnic tables, playground equipment, shade structures, barbecues, horseshoe pits, and the like. The recreation area shall not be displaced or reduced below the minimum required size.
   (J)   Landscaped areas. A minimum of one-and-one-half-inch caliper shade tree shall be provided for each tiny home, and be an appropriate species and planted on the south or west side of the home to provide shade.
