9-3-1: DEFINITIONS:
ACCESSORY BUILDING: Any awning, storage cabinet, utility building, ramada, carport, fence, windbreak, porch or factory-built addition.
ACCESSORY DWELLING UNIT: Shall have the same definition as provided in 10-1-3 .
AWNING: Any permanent or demountable stationary structure other than a window awning used in conjunction with a mobile home for the purpose of providing shelter from the sun and rain, and having a roof with supports and not more than one wall or storage cabinet substituting for a wall.
CARPORT: A stationary structure consisting of a roof with its supports used for sheltering a motor vehicle.
COMMERCIAL COACH: Manufactured structure, designed to be used for commercial and other nonresidential purposes, that bears the label of the Department of Labor and Industrial Services, Building Bureau. The label shall designate the unit's plan approval number, occupancy group classification and type of construction as specified in the Uniform Building Code.
MOBILE/MANUFACTURED HOME: A structure which is mass produced in a factory; is designed and constructed for transportation to a site for installation and use when connected to required utilities; is built on a chassis; and is designed for long- term residential use by a family, containing kitchen, bath and sleeping facilities. For purposes of these regulations, mobile/manufactured homes shall be divided into the following classes:
   A.   Class A: A structure built since June 1, 1976, certified as meeting the Mobile Home Construction and Safety Standards promulgated by the Department of Housing and Urban Development; or, the HUD Manufactured Home Construction and Safety Standards as amended June 29, 1982, and meeting the definition of a manufactured home as established by this section. Class A mobile homes are manufactured homes on permanent foundations.
   B.   Class B: Mobile/manufactured homes certified as meeting Department of Housing and Urban Development Mobile Home Construction and Safety Standards as promulgated in 1976, but not necessarily meeting acceptable similarity appearance standards. Class B mobile homes may or may not be placed on permanent foundations.
   C.   Class C: Mobile homes constructed prior to 1976 which are found upon inspection to be in good condition and suitable for residential occupancy.
   D.   Class D: Mobile homes found on inspection to be in poor condition and unsafe and/or unfit for residential occupancy due to conditions or defects which are deemed to endanger the life, health, property or safety of the occupants or of the public. Applicable conditions and/or defects are identified in chapter 3, section 302, of the Uniform Code for the Abatement of Dangerous Buildings.
PERMANENT LIVING QUARTERS: The use of a mobile/manufactured home on one specific site for living quarters shall constitute a use for permanent living quarters.
RV PARK: Any lot of land upon which two (2) or more spaces are located, established, or maintained for occupancy by recreational vehicles, tents, tent trailers, and related equipment of the general public as temporary and/or transient living quarters; an "RV park" shall also include any campground or sites offering cabins with limited facilities.
RAMADA: A stationary structure having a roof extending over a mobile home which may also extend over a patio or parking space for motor vehicles, and used principally for protection from sun and rain.
RECREATIONAL VEHICLE (RV): A vehicular type unit designed as a temporary dwelling for recreational, camping or travel use which is either self-propelled, self-contained or mounted on or drawn by another vehicle, including all recreation vehicles, camping trailers, truck campers and motor homes of eight and one-half feet by forty feet (81/2' x 40') or less in size. The utilization of recreational vehicles for long term residential use is prohibited. "Long term use" is defined as over six (6) months per calendar year. Recreational vehicles in RV parks are exempt and can be occupied year-round.(Ord. 3-2019, 6-10-2019; amd. Ord. 2-2023, 8-14-2023)
