1151.15 MINOR SUBDIVISIONS.
   (a)   Minor Site Plan Review: A minor site plan review shall be conducted for those projects falling under Section 1114.02 (a)(1-4). Projects falling under the category of a Minor Site Plan Review shall be those projects where the subject property is multifamily, commercial or industrial permitted use (not including conditionally permitted uses or non-conforming uses) and where the modifications fall within one or more of the following descriptions:
      (1)   The project involves the construction of a building addition or separate accessory use structure of not greater than 15,000 square feet and/or
      (2)   The project involves the construction of additional parking which abuts or is connected to an existing parking lot on the same property where the additional parking area does not exceed 20 parking spaces or a total additional approved area of 6,000 square feet, and
      (3)   The construction of the project or any portion thereof is not closer than 50 feet to an abutting or adjoining residential property.
      (4)   Any type of private driveway or curb cut relocation where the new driveway will be relocated to within 25 feet of the existing driveway location or where a driveway or curb cut is being totally eliminated.
