It is the intention of the Zoning Ordinance of the Village of Cadiz to provide a regulatory climate for a realistic balance of high-quality development and heightened preservation of open space and natural resources.
The purpose of the Zoning Ordinance of the Village of Cadiz is to implement strategies and policies to provide a unified and integrated document. Additional purposes for the adoption of this Zoning Ordinance include:
(a) Protection of the property rights of all individuals by assuring the compatibility of uses and practices within districts, and the orderly, efficient and appropriate development of land;
(b) To ensure accurate surveying of land, preparing and recording of plats, as well as the equitable handling of all subdivision plats by providing uniform procedures and standards for observance by both the approving authority and developer;
(c) Facilitation of the orderly and efficient provision of public utilities, community facilities, and public services at the minimum cost and maximum convenience;
(d) Proper arrangement of streets and highways in relation to existing or proposed streets and highways in conjunction with community plans;
(e) To lessen congestion on public streets, roads, and highways and for safe and convenient vehicular and pedestrian movement;
(f) To provide adequate and convenient open spaces for traffic, utilities, access of fire- fighting apparatus, recreation, light and air and the avoidance of congestion of the population;
(g) The promotion of community sustainability;
(h) To provide for the administration and enforcement of this Ordinance, including the provision of penalties for its violation; and
(i) Any other purpose provided in this Ordinance, the Ohio Revised Code, or under common law rulings. (Ord. 2013-26. Passed 10-3-13.)
