2-11 NONCONFORMING USE.
   (A)   A lawful use of a building or premises existing at the time of passage of this ordinance may continue although such use does not conform to all the provisions of this ordinance.
   (B)   A nonconforming use may be changed to any other use of the same or greater restrictions, provided no structural changes are made in the building. Whenever a nonconforming use is changed to a conforming use, that use shall not thereafter be changed to a nonconforming use.
   (C)   Any nonconforming use that is destroyed by fire or act of God in excess of 50% of the value of the structure the structure shall not be restored except in accordance to this ordinance. Whenever a nonconforming structure is destroyed by fire or act of God of more than 50% of the value, the structure shall be removed and the use discontinued.
   (D)   No building shall be erected upon any premises devoted to a nonconforming use unless the use can conform to the regulation of this ordinance.
   (E)   A nonconforming structure may be repaired or altered provided no structure changes are made or unless the structure change would bring the structure into conformance with this ordinance.
