The Zoning Ordinance of the Municipality of Brookville is adopted with the purpose of promoting and protecting the public health, safety, comfort, convenience, and general welfare of the people. The fulfillment of this purpose is to be accomplished by seeking:
(a) To encourage and facilitate orderly, efficient, and appropriate growth and development.
(b) To establish population densities to prevent or reduce congestion and to secure economy in the cost of providing water supply and sewerage systems, streets, and highways, fire and police protection, schools, parks and recreation facilities, and other governmental services.
(c) To zone all properties with a view to conserving the value of buildings and encouraging the most appropriate use of land throughout the Municipality.
(d) To protect residential, business, commercial and industrial areas alike from harmful encroachment by incompatible uses and to ensure that land allocated to a class of uses shall not be usurped by other inappropriate uses.
(e) To avoid the inappropriate development of lands and provide for adequate drainage, curbing of erosion, and reduction of flood damage.
(f) To foster a more rational pattern of relationship between residential, business, commercial and manufacturing uses for the mutual benefit of all.
The standards and requirements contained in this Ordinance, and the district mapping reflected on the Municipality of Brookville Zoning Map, are intended to further the implementation of the future planning objectives for the Municipality as well as protect all desirable existing structures and uses.
