(A) Provided for utilities. Easements to a width as determined by the City Engineer, or at least 15 feet wide centered on rear or other lot lines must be provided for utilities where necessary. They must have continuity of alignment from block to block and at the deflection points easements for a pole line anchor must be provided where necessary.
(B) Drainage. Easements must be provided along each side of the center line of any water course or drainage channel whether or not shown in the comprehensive plan, to a width sufficient to provide proper maintenance and protection and to provide for storm water runoff and installation and maintenance of storm sewers. Where necessary, drainage easements corresponding with lot lines must be provided. Such easements for drainage purposes must not be less than five feet in width, each side of the lot line. Except where an overall drainage and utility development plan for subdivisions have been approved by the City Engineer, all lots must be graded in such a manner to avoid additional drainage encroachment onto adjacent properties. This restriction applies during, as well as after, construction is completed.
(C) Dedication. All easements must be dedicated for the required uses by appropriate language on the plat, as required by M.S. § 505.03, Subd. 1.
