1268.15   HEIGHT RESTRICTIONS OF LAWFUL NONCONFORMING USES OF LAND AND BUILDINGS WITHIN RESIDENTIAL DISTRICTS.
   All nonconforming uses of land or buildings permitted pursuant to Section 1286.02 existing within a Residential District, unless existing at the time of the enactment of this Zoning Code, shall conform to the following regulations:
   (a)    Buildings as nonconforming uses may not be structurally altered to exceed a height of 60 feet, measured at the front building line from the finished grade line to the highest point of the main roof, provided that the front, side and rear yards shall not be less than the height of the building abutting or facing such yard.
   (b)   Land as nonconforming uses may not be filled with material or otherwise altered to exceed a height of 25 feet above the natural grade of the land as it exists at the time of the enactment of this Zoning Code.
