Each lot shall be designed to form a good site for the type of building to be developed and the lot lines shall not be considered as merely forming a geometric shape which encloses the minimum area permitted. The lots shall be more or less rectangular in form. Triangular lots or those with acute angles, broken boundaries or other shapes that restrict their use as building sites shall be avoided.
(A) Area and Width of Lots (One-Family Subdivision). The area and width shall be not less than required by the Zoning Code and shall be appropriate for the neighborhood and type of development proposed. Easements for drainage ways and land subject to flooding may be included in the determination of lot area or width. The width of a lot shall be not less than required at the front yard building line. On curved streets the front lot line or rear lot line may be less but the chord shall be not less than 55% of the required width at the building line.
(1) All lots shall have a rear yard setback of 25 feet and a side yard setback of 25 feet. There shall be a 25 foot rear yard and ten foot side yard setback for accessory buildings and any other structures.
(B) Depth of Lots on Local Streets (One-Family Subdivision). The depth shall be not less than one and one-half times its width nor exceed three and one-half times its width. This ratio shall be increased when the rear line of such lot abuts a freeway, railroad or other incompatible nonresidential land use and the area of the lot shall be increased accordingly. The depth shall be the mean depth.
(C) Depth of Lots on Other Streets. Lots abutting major streets (one-family subdivision) shall exceed the aforesaid depth ratio (three and one-half to one) in order to increase the safety and privacy thereon. However, the depth shall not exceed five times the width. Such roadside subdivisions shall be planned to achieve uniform rear lot lines and the mean depth shall not exceed 500 feet for lots of five acres or less. The depth of lots abutting on secondary streets shall also be increased in depth proportionate to the increased setback. The city may prepare local street plans of partially subdivided areas and reserve openings at intervals along the major roads for future local streets to serve the interior areas when subdivided.
(D) Corner Lots (One-Family Subdivision). These lots shall be at least 120 feet wide in order to obtain the required side yards and building setback from, and appropriate orientation to, both streets as may be required by the Zoning Code.
(1) All corner lots maintain a secondary setback and follow division (A)(1) of this section.
(E) Side Lot Lines. These lot lines shall be designed to be at right angles to straight street lines or radial to curved street lines except as such lines may be modified to accommodate topography or natural features. At a tee-intersection the side lot lines shall be adjusted so that a dwelling site will not be directly on the projected line of the street which terminates.
(F) Future Resubdivision. Where a subdivision is located in a district not served with public sewers and/or water service, and a relatively large lot is required by the Zoning Code, the lots may be designed with extra width and the dwellings located thereon so that the lots may be resubdivided at such future time as the utilities may be installed.
