All required subdivision utility easements shall follow property lot lines, where practical.
(A) Front property line easements shall be a minimum of 15 feet unless the Land Use Authority makes an exception based on site conditions or design. In no case shall the front property line easement be less than ten feet, unless another standard is provided by the zoning district, as applicable.
(B) All required subdivision easements shall be located and designed to provide efficient installation and maintenance of all utilities and subdivision features. Public utility installations shall be located to permit multiple facilities within all easements. The subdivision’s final grades shall be established before any public utility installations.
