§ 155.030 RE-APPLICATION OR CONCEPT PLAN MEETING; PURPOSES.
   (A)   Any applicant proposing to subdivide any land(s) located within the city for purposes of single-family dwellings, two-family dwellings, or townhomes may schedule a pre-application meeting with the Department. The city highly recommends a pre-application meeting prior to submitting a preliminary subdivision plat application. A pre-application meeting is optional and does not count toward the maximum number of review cycles for subdivision land use applications. The purposes of this meeting are to promote understandings of the city's requirements for subdivisions, to obtain applications and required application materials, to obtain feedback on the concept plan, and to review application procedures.
   (B)   All applicants proposing to subdivide any land(s) located within the city for purposes of multifamily, cluster, planned unit development, commercial, or industrial uses shall schedule a concept plan meeting with the Department as outlined in § 155.031.
 
Pre-Application or Concept Plan Meeting Procedures
Step 1
Any applicant proposing a subdivision (excluding a no-dedication subdivision of five or fewer lots and no more than ten dwelling units) for single-family dwellings, two-family dwellings, or townhomes may schedule a pre-application meeting with the Department before submitting a preliminary subdivision plat application. Any applicant proposing a subdivision (excluding a no-dedication subdivision of five or fewer lots and no more than ten dwelling units) for multifamily, cluster, planned unit development, commercial, or industrial shall schedule a concept plan meeting with the Department before submitting a preliminary application.
Step 2
As applicable, the concept plan application and applicable fees shall be submitted to the Department prior to the concept plan meeting. The application is only a discussion document and does not constitute a subdivision approval or bind the city or applicant (§ 155.031 and 155.034). There are no fees associated with the optional pre-application meeting process.
Step 3
Applicant attends pre-application or concept plan meeting with the DRT. Application standards, requirement, and any other local, state, or federal requirement are discussed.
Step 4
Department may present information from the pre-application meeting at a regular Commission meeting. Commission identifies items for applicant's consideration with a preliminary subdivision plat application. Department shall present information from the concept plan meeting at a regular Commission meeting.
Step 5
Following the Commission meeting, the applicant may file a preliminary subdivision plat application with the Department (See § 155.047(A)).
