In an O District, building and land shall be used and buildings shall be designed, erected, altered, moved or maintained only for the following main uses:
(a) Office buildings for business and professional use and buildings for storage in connection with wholesale distribution of goods and merchandise, with offices connected therewith. Neither dead storage nor open warehousing shall be permitted.
(b) Laboratories for scientific and industrial research and development including the use of scientific laboratory equipment and devices, which do not involve the danger of injury to persons or property at a distance of 100 feet or more. Industrial machinery is to be used only for experimental and development work and not for manufacturing. All dust, fumes, gases, noises, odors, refuse matter and vibrations are to be effectively confined to the premises within the district.
