1. Establishment of zoning districts. The township is hereby divided into the following zoning districts.
A. Residence districts.
(1) F/S Forest Slope Residence Districts;
(2) R-2 Residential Districts;
(3) R-4 Residential Districts;
(4) R-6 Residential Districts; and
(5) R-8 Residential Districts.
B. Commercial districts.
(1) C-N Neighborhood Commercial Districts;
(2) C-1 Business District; and
(3) C-2 General Commercial District.
C. Manufacturing districts.
(1) M-2 Light Manufacturing Districts; and
(2) M-3 General Manufacturing Districts.
D. I-Institutional District.
2. Incorporation of zoning district map. The location and boundaries of the aforesaid zoning districts are shown on a series of maps entitled the “Official Zoning Map of the Township of Bradford”, which, with all explanatory matter thereon, is hereby incorporated into this Chapter and shall be as much as part hereof as if fully set forth and described herein.
3. Interpretation of zoning boundaries. Where uncertainty exists with respect to the boundaries of any of the aforesaid districts, as shown on the Township Zoning Map, the following rules shall apply.
A. Where district boundaries are indicated as approximately following or as approximately parallel to the centerlines of streets or highways, street lines, or highway right-of-way lines or lines parallel thereto shall be construed to be such boundaries.
B. Where district boundaries are so indicated that they approximately follow the lot lines, such lot lines shall be construed to be said boundaries.
C. Where the boundary of a district follows a railroad line, such boundary shall be deemed to be located in the middle of the main tracks of said railroad line.
D. Boundaries indicated as approximately following municipality limits shall be construed as following such municipality limits.
E. Boundaries indicated as approximately following the centerlines of streams, rivers or other bodies of water shall be construed as following such centerlines.
F. Boundaries indicated as parallel to or extensions of features indicated in divisions A. through E. above shall be so construed. Distances not specifically indicated on the Official Zoning Map shall be determined by the scale of the map.
G. Where physical or cultural features existing on the ground are at variance with those shown on the Official Zoning Map or in circumstances not covered by divisions A. through E. herein, or in the case of doubt or disagreement concerning the exact location of the boundary line, the Zoning Hearing Board shall interpret the district boundaries.
H. Where a district boundary line divides a lot, the regulations as to use in the less restricted district may extend over the portion of the lot into the more restricted district a distance of not more than 50 feet beyond the district boundary line.
