(a)   All exterior parts of every Commercial Structure, including exterior walls, windows, soffits, decorative additions, chimneys, signs and all other exterior structures, shall be maintained in a safe condition, with all materials securely and properly affixed thereto and weather tight so as to resist decay or deterioration from any cause.
   (b)   Any Commercial Structure whose exterior surface is bare, deteriorated, decaying, disintegrating or in poor repair shall be repaired.
      (1)   All buckled, rusted, rotted or decayed walls, doors, windows, floors, steps, railings, trim and their missing members, broken glass and cut or damaged screening for windows and doors, and any other deteriorating conditions shall be replaced or restored to good condition.
      (2)   All replacements should match and conform to the original design wherever possible or be replaced with a comparable improvement.
      (3)   All exterior wood or exterior unfinished surfaces, excluding those woods approved for use in their natural state, shall be sealed or painted and the surface covered with an approved protective coating or treated to prevent rot and decay, and shall conform and match wherever possible, the existing paint or surface covering and original design or comparable replacement thereof.
      (4)   All existing walls and surfaces shall be properly protected against the weather and where such walls or surfaces are defective or lack weather protection, including lack of paint or surface covering, they shall be given a proper protective covering.
   (c)    All roofs of every Commercial Structure shall be maintained weather tight and shall be equipped with gutters and downspouts which are installed so as to divert water flow way from the structure and which shall be directed toward or connected to a public storm sewer wherever possible.
   (d)   All equipment servicing said premises shall be maintained in good working order so as to minimize any risk of injury from electrical shock or other hazard.
