1317.07  SPECIFIC MAINTENANCE RESPONSIBILITIES.
   (a)   The owner of any Residential Structure, as defined herein, shall be responsible for the maintenance of each and every Residential Structure and shall keep said structure(s) in good repair, safe, sanitary, free from fire and health hazards, and fit  for human habitation as required by the terms of this code.
   (b)   An owner who is leasing or renting said structure to an occupant shall also be responsible for maintaining, in a clean and sanitary condition, the shared or common areas of the premises which may be available to the owner or to the lessee or tenant of such structure.
   (c)   The occupant of any Residential Structure, as defined herein, shall be responsible for maintaining the interior of the structure in a safe, clean and sanitary condition, free from fire and health hazards, and fit for human habitation; as well as that part of the exterior premises which the lessee or tenant occupies and controls.
