(A) Specifications. A detached building designed for or occupied by two families. A duplex dwelling has one family above the other. A double dwelling has one family beside the other.
(B) Location permitted. Only in the Districts designated below on any lot with a minimum area in square feet and a minimum width in feet as follows.

(C) Height of buildings. For principal buildings, the normal maximum of 35 feet or two and one-half stories.
(D) Conditional exceptions. The height of the principal building may be increased above 35 feet, but not higher than 45 feet or three stories if the two side yards of 15 feet are each provided.
(E) Front yard. Twenty percent of the average depth of lots in the block with a minimum depth of 25 feet and need not exceed 40 feet in depth in unincorporated areas, and a minimum depth of 50 feet and need not exceed 50 feet in unincorporated areas.
(F) Side yard. The sum of the side yards shall equal not less than 20% of the lot width with a minimum width of five feet for each side yard. On a corner lot, the side yard facing the street shall not be less than 15 feet.
(G) Rear yard. Twenty percent of the depth of the lot, with a minimum depth of 15 feet and need not exceed 40 feet in depth.
(H) Ground floor area. Not less than the following.

(I) Lot coverage. Forty percent maximum on a corner lot; 35% maximum on an interior lot.
