The following minimum floor areas are established:
(a) Every dwelling unit shall have a minimum floor area of 1,000 square feet, except that one (1) bedroom apartment units shall have a minimum floor area of 750 square feet, two (2) bedroom apartment units shall have a minimum floor area of 900 square feet and the average floor for all one (1) and two (2) bedroom apartment units within each multiple family development containing more than two (2) dwelling units shall be at least 825 square feet. Duplex housing units shall have a minimum floor area of 1,000 square feet per each living unit. Floor space shall be measured from the outside of the building walls but shall not include common areas (including without limitation stairs, corridors, laundry rooms, foyers, storage areas and vestibules), garages, porches, breezeways, basements, cellars and any space within the building where the ceiling height is less than seven (7) feet six (6) inches.
(b) In every dwelling unit of two (2) or more rooms, every room occupied for sleeping purposes by one (1) occupant shall contain at least seventy (70) square feet of floor space, and every room occupied for sleeping purposes by more than one (1) occupant shall contain at least fifty (50) square feet of floor space for each occupant thereof.
