"Lot" means a parcel of land occupied or intended for occupancy by a use permitted in this Zoning Code, including any permitted building together with required yards and parking spaces, having its principal frontage upon a dedicated and improved public street or an approved private street. A lot may include a single lot of record, a portion of a lot of record or a combination of these, provided that in no case shall any residual lot or parcel be created which does not meet the requirements of this Zoning Code except as may be authorized by a variance from City Council as provided in this Code.
