Ten copies and a digital file in pdf format of the preliminary plat drawn to a scale of 100 feet to one inch shall be provided, and shall contain or be accompanied by the following information:
(A) The land contours, with vertical intervals not greater than two feet, referenced to a United States Geological Survey or Coast and Geodetic Survey benchmark or monument;
(B) A current list, three sets of the list printed on mailing label, certified by a bonded abstractor or the County Assessor of Oklahoma County, of all the property owners within 300 feet of the exterior boundary of the property being platted;
(C) Scale, north point and date;
(D) Proposed name of the subdivision;
(E) Name and address of the owner of record and the subdivider;
(F) Legal description of property to be subdivided (paper form and editable digital format);
(G) Total acreage to be subdivided and the number of lots to be created;
(H) Name and address of the registered engineer preparing the plat;
(I) Name and address of the registered land surveyor who surveyed the property;
(J) Name and address of lawyer providing legal counseling on proposed subdivision;
(K) Existing zoning of property being subdivided;
(L) A key map showing the location of the proposed development referenced to major streets;
(M) Names, with location of intersecting boundary lines, of adjoining subdivisions and location of city limits, if falling within or immediately adjoining the tract;
(N) Location of existing buildings, surface water, water courses and location of dedicated streets at the point where they adjoin and/or are immediately adjacent to the subdivision;
(O) Length of boundaries of the tract, measured to nearest foot, and proposed location of width of street, alleys, easements and setback lines and approximate lot dimensions;
(P) Existing sanitary and storm sewers, water mains, bridges, culverts and all other underground structures within the tract, or adjacent thereto, with pertinent information as to their size, condition and elevation;
(Q) Proposed sanitary sewer layout;
(R) Proposed water main layout;
(S) Proposed paving layout and/or paving widening, with arrows indicating the direction of flow of stormwater, showing typical paving section or sections;
(T) Drainage area, in acres, shown at points where storm water enters and leaves the proposed subdivision, where drainage channels intersect roadways and at junction points;
(U) Location of all drainage channels and sub- surface drainage structures, proposed method of handling stormwater through the subdivision. Information shall include the area, in acres, draining into inlets or paved channels, with sizes of the drainage system;
(V) Information concerning special structures such as lift stations and bridges;
(W) Classification of every street easement within or adjacent to the subdivision, in accordance with intended use of the street based on the proposed design (This shall be done by placing the appropriate term, “major thoroughfare,” “collector” or “local street,” in parenthesis directly on each street.); and
(X) Areas for public open space and public institutional uses, including schools, recreation areas and civic uses.
