11-1-4: PLAT APPROVAL REQUIRED; DIVISION WITHOUT PLATTING PROHIBITED:
   A.   From and after the effective date hereof, no plat of any subdivision shall be valid nor entitled to record unless and until the same has been approved by the village board of trustees in accordance with the procedure provided in this title, and no plat of subdivision shall be approved without compliance with the standards of design and improvements required in this title.    B.   From and after the effective date hereof, no lot or tract of land located within the village, or within the area of jurisdiction of the Berkeley planning and zoning commission, and which contains an area of more than one-half (1/2) acre, shall be divided or redivided in any manner into two (2) or more lesser tracts for building site purposes without subdividing or resubdividing and platting such tract in the manner provided by this title.
