1246.08   LOTS.
   (a)   The size and shape of lots shall be appropriate for the location of the proposed subdivision and for the type of development contemplated. Lots shall also be of an adequate size to comply with the requirements of the Zoning Code and any amendments thereto.
   (b)   Every lot shall abut on a street.
   (c)   Double-frontage lots and reverse-frontage lots shall be avoided.
   (d)   Side lot lines shall be approximately at right angles or radial to the right-of- way line of the street on which the lot faces.
   (e)   Corner lots shall be platted wider than interior lots, in order to permit conformance with the front yard depth on the side street required by the Zoning Code.
   (f)   Secondary streets shall be 60 feet. All cul-de-sac streets shall terminate in a circular turn-around having a minimum right-of-way diameter of 168 feet.
   (g)   Service drives shall be 35 feet.
   (h)   Utility easements shall be 20 feet.

   (i)   Each lot will be restricted to driveway access to the street or streets upon which the lot is fronting. Should the lot have more than one street frontage, driveway access will be permitted on either street upon which the home fronts, but primary driveway access will be the frontage upon which the address is determined. Any secondary entrance to a driveway which connects two non-intersecting streets shall be gated, with an electronic or key gate, which shall remain closed at all times while not in use by the property owner and/or their invited guests or workmen. Existing structures, as of the effective date of this division, which comply with this Code prior to the amendment, shall be exempt from the provisions of this subsection.
