Before subdividing any tract or parcel of land in the Village and the unincorporated areas within one and one-half miles (11/2) beyond the Village limits, an owner or subdivider shall have the required zoning prior to submitting a preliminary plat and a final plat to be acted upon by the Village authorities in accordance with the following requirements.
