§ 101.06 ACTIONS REQUIRED.
   (A)   Upon receipt of the completed inspection, the owner or agent in charge of the property shall obtain a permit and cause the deficiencies noted to be corrected to meet the minimum standards of care and maintenance as required by this chapter or other codes and ordinances as referenced by the report and in effect in the village.
      (1)   Ordinances in effect:
         (a)   Chapter 150, Buildings, Bellwood Municipal Code;
         (b)   Chapter 151, Fences, Bellwood Municipal Code;
         (c)   Chapter 152, Flood Damage Prevention, Bellwood Municipal Code;
         (d)   Chapter 153, Neighborhood Preservation, Bellwood Municipal Code;
         (e)   Chapter 154, Subdivisions, Bellwood Municipal Code;
         (f)   Chapter 155, Swimming Pools, Bellwood Municipal Code; and
         (g)   Chapter 156, Zoning Code, Bellwood Municipal Code.
      (2)   Village of Bellwood Sidewalk Restoration Program.
      (3)   Village of Bellwood Finance Department – Water Billing.
      (4)   Village of Bellwood – Police Department.
   (B)   Remedies.
      (1)   The property owner shall apply for and receive a permit and bring all items noted as deficient into compliance with the adopted codes and ordinances within 180 days of the inspection date; or
      (2)   Have a property sales affidavit form as supplied by the office of the Building Commissioner completed by the purchaser. The property sales affidavit form shall be notarized and returned to the Building Commissioner.
         (a)   By signing the property sales affidavit, the purchaser shall agree to apply for a permit within 90 days from the date of closing and complete the work within the time frame of the permit.
         (b)   If the purchaser fails to apply for the required permit within the 90 days specified in division (a) above the purchaser shall be assessed a fine in the amount of $500 as allowed by village ordinance.
         (c)   If purchaser fails to complete the work described herein within the time frame of the approved permit the purchaser shall be assessed a fine in the amount of $500 each month that the work is not completed.
         (d)   Work to be performed shall be completed under the authority of a building permit issued by the village. It shall be the responsibility of the parties involved to obtain all required inspections.
         (e)   The following information shall accompany the affidavit:
            1.   A list of violations to be completed by the purchaser.
         (f)   Purchasers may occupy after receiving the Deed with the Village Tax Stamp and closing on the property as long as the structure has been determined to be habitable by the village at the time of the inspection.
