11-3-5: COMBINED PRELIMINARY AND FINAL PLAT SUBDIVISION PROCESS:
A subdivision application may be processed as both a preliminary and final subdivision if all of the following exist:
   A.   The proposed subdivision does not exceed four (4) lots (excluding common lots), or a previous subdivision was approved on the subject property.
   B.   No new street dedication, excluding widening of an existing street, is required.
   C.   No major special development considerations are involved, such as a planned unit development.
   D.   All required information for both a preliminary and final subdivision is complete.
   E.   An application and fees in accord with this title shall be submitted.
   F.   Public hearings shall be required for both the combined preliminary/final subdivision before the Planning and Zoning Commission and the Council.
   G.   Contents of the preliminary/final subdivision application shall include all items required in accordance with subsections 11-3-3B and 11-3-4B of this chapter. A decision on a combined preliminary and final subdivision for a parcel of land is made by the City Council based on the recommendations of the Planning and Zoning Commission. (Ord. 91-01, 12-2016)
