4-1-4: CERTIFICATE OF OCCUPANCY:
   (A)   Work Approved; Eviction: Certificate of occupancy will be issued only after all inspectors have approved the work that has been completed and additional reinspection fees have been paid, if required. If occupancy occurs before the certificate of occupancy is issued, the water service may be disconnected and a fine may be issued. Each day of occupancy without an issued certificate of occupancy constitutes a separate offense and is subject to additional fines. The Police Department may assist in the eviction of an illegal occupant.
   (B)   New Construction; Temporary Certificate Provisions: For new construction, a certificate of occupancy will not be issued until all improvements are made to the property, including sidewalk, driveway, landscaping and interior components as required by the Building Code.
The only exception shall be in the winter months when it is not feasible to pour concrete or landscape. In these instances, a temporary certificate of occupancy or permission will be granted for temporary occupancy as may be required. An escrow deposit of up to five thousand dollars ($5,000.00), as determined by the Village will be required to cover the cost of the improvements. Once the improvements are completed to the Village's satisfaction, the deposit will be returned in full without interest and a certificate of occupancy will be issued.
   (C)   Knox Box Required: All new commercial and industrial buildings shall install a "knox box" or key box provided at cost to the owner by the Beecher Fire Protection District prior to the issuance of a certificate of occupancy. (Ord. 1169, 11-11-2012)
